n-House

The nHouse is a custom build take on the modern home. It is adaptable and can be set up in any environment, it boasts the latest in modern technology and eco features.

About this project

Inspired by programmes like Grand Designs consumer tastes have changed with people increasingly interested in living in modern prefab housing. The nHouse, the ‘n’ standing for new, is an innovative offsite-constructed home that has been created to cater for these needs.

nHouses are available in four different sizes and can have different roof colours, materials and external cladding. Due to its design the nHouse can be set up as a detached house, terraced house or semi-detached house. The nHouse is adaptable and can be set up in any environment, from urban to rural. nHouses are 20% bigger than the average new builds in the UK, with more windows and higher ceilings. They boast modern technology including a house management system, robot vacuum cleaners and drone landing pads as well as eco features including solar panels and ‘house batteries’.

A national survey of UK homebuyers revealed that 71% of people would rather live in a modern nHouse than a more traditional new home. In a construction industry first, more than £1 million was raised via the crowdfunding platform Crowdcube, to help the concept become a reality.

Use of Timber

The house is built from cross-laminated timber, using modular techniques, with modern finishes. It is spacious, design-led, sustainable and high tech but below the price of an average new build, starting from below £200,000 for a fully assembled and delivered home.

Each nHouse is made from a minimum of four separate modules, each taking 16 days to be finished on the production line. Once on site the modules take just a few days to be connected.

nHouse has also formed several commercial partnerships with respected material suppliers such as VitrA bathrooms, Velfac windows and Tata roofs. National furniture brand and nHouse partner, Habitat, will provide furniture packages designed and discounted for nHouse customers.

A showhome is ready for viewing at nHouse's partner factory in Peterborough.
